Should You Renovate Your Home for Selling or Leave As-Is?

IT’S EASY TO FIND THINGS ABOUT YOUR HOME THAT YOU WANT TO CHANGE OR NEED TO REPAIR. THE LIST OF THINGS CAN DO CAN GET VERY LONG VERY QUICKLY! SHOULD YOU RENOVATE OR SELL AS-IS?


1. OPTION 1: SELL AS-IS


When you sell as-is, there is a list of things you DON’T have to do:

  • Renovate

  • Worry about construction delays

  • Worry about construction mishaps

  • Repairs

  • Worry about Inspection Contingencies

  • Worry about Appraisal Value

  • Pay for seller concessions

  • Pay for closing costs

2. OPTION 2: RENOVATE & SELL ON THE MARKET


When you renovate and sell on the market, there are a list of things you DO have to do:

  • Declutter

  • Fresh paint

  • Upgrades (level and extent of upgrades is correlated to sales price)

  • Open your house for showings

  • Negotiate inspection contingencies

  • Negotiate seller concessions

  • Pay for closing costs

3. Consider the ROI on your remodel

Determining your Return on Investment will help make the decision to sell as-is or renovate and sell on the market. Big question, will the time and money it takes to renovate be worth the return when you are sitting at the closing table?
